Luxury apartments with lake view

Vico Morcote can be reached from the A2 motorway in just 10 minutes. Lugano is no more than 20 minutes away, while travel time to the airport connections at Lugano-Agno and at the intercontinental airport of Milan-Malpensa, in Italy, is, respectively, 30 minutes and one hour.
The building work will begin in the spring of 2008, with handover to the buyers scheduled for the fall of 2009.


Comfort

All the apartments give onto the magnificent landscape and the priceless lake view and are bright and spacious, while the layout of the rooms is practical. The night and day areas are completely separate, with their own services. Quality finishes, in particular for floors, coverings, windows and plastering. Elevator/lift for 6 people also accessible with a wheelchair. Each apartment has abundant telephone, radio and television sockets. The kitchens are elegantly furnished with quality installations. Measurements

Particular attention has been dedicated to provide spacious indoor living spaces and very large terraces, for enjoyment of outdoor life, as well as private gardens, in addition to the common spaces, with a swimming pool and garden. From the flat roof, there is an extraordinary view of the surrounding vineyards, the lake and the mountains. The apartments are on one floor, with floor areas of 95, 150 and 190 habitable m2. The apartments may be joined together.


Finishings

The materials used for the finishings are chosen to satisfy every requirement and reflect the characteristics of a luxurious and comfortable residence. The architects will keep in mind the desires of the buyers, who can personalise the internal layouts, the floors, the kitchens, the bathroom furnishings, etc. The possibility of choosing the finishing materials is also offered.

Electrical sockets, radio/TV installations and light points are all provided, as well as electrically controlled window blinds and fittings for outdoor sunshades.

The characteristics of the heating and acoustic insulation have been established by specialists to ensure comfort in all the rooms. The thermal cut aluminium window fittings and insulating glass guarantee high energy savings. The personalised metering of energy and water consumption is just one example of the high quality level of the design project.


Security

All doors giving access to the building and the apartments are fitted with a security system. It is also possible to install an individual alarm system if required. The building complies with the fire prevention regulations, and the common staircases are provided with emergency lighting in case of blackouts.


Energy technique

The complex has thermal cut aluminium window fittings with insulating glass to ensure adequate heat saving and guarantee low heating consumption. Heat is produced by a centralised thermal pump and distributed to the apartments through an in-floor heating system (serpentine). The heating installation is not only ecological, with no harmful emissions for the environment, but it also considerably reduces annual costs in comparison with a traditional gas-oil system. Heating and hot and cold water consumption meters are installed for each apartment.
